Town Management along Gaien Higashi -Dori Developed through a UG-Sponsored Study Group

The deterioration of buildings was pronounced for approximately 300 meters along Gaien Higashi-Dori from Aoyama Street intersection towards Roppongi and was also an issue of concern.
We strongly believed that the conditions of this area required improvement partnership with the local building owners and other landowners , we established the "Gaien Higashi-Dori Study Group" .
The steady efforts of the Study Group bore fruit, and we have already planned and designed two projects based on requests from member building owners for reconstruction work toward creating a new streetscape and town management.
Furthermore, we were selected as having the best proposal among applicants for the competition over the reconstruction project for apartments at Minami Aoyama 1-Chome.

UG teamed up with Mitsui Fudosan, Taisei Corporation and ITOCHU Corporation to submit a proposal for a private finance initiative  (PFI) project competition ( hosted by the Tokyo Metropolitan Government)   and was selected as having the best proposal among applicants. The 46-story building with innovative design contains spacious public open areas, private rental housing, public housing, a library, nursery school, retail stores, group nursing home and postgraduate school.
There are high expectations that this complex will become a new unique symbol of Gaien Higashi-Dori. UG was responsible for the basic design and execution drawing and on-site supervision.

The 22-story building has offices on the lower floors and residence on the high-rise portion. In order to create a good streetscape on Gaien East Street, we have managed to secure public open space around the building and produce spacious amenity areas by proactively securing open space.  Further, along with securing more open environment for pedestrians by creating a pilotis and an open space on the sidewalk, a pedestrian network that links with the streets was formed. A floor area ratio was substantially increased with the utilization of the planned development design system. The 3 projects along the Gaien Higashi-Dori are linked with the small square, pedestrian space and green network. Thus, they form a beautiful townscape.

A high floor area ratio was realized through the planned development design system for urban residence by integrating decrepit office building and a condominium into one building. As for public open spaces, connections were made with nearby public places to produce a superior urban space from the viewpoint of town management. In terms of design, to blend in with the surrounding environment that is lined with office buildings, a façade with horizontally-running windows was introduced .The construction ended in June 2004. It provides an optimal office environment and living environment with amenity that features pleasant urban residence.
